TRUSTEE'S NOTICE OF SALE
WHEREAS, by Deed of Trust executed by MARGUERITE R. BROWN and husband ALAN W. BROWN, to Ralph Henson, Trustee, conveying their interest in the property described therein to secure the payment of a Promissory Note dated July 27, 2007, and all renewals or extensions thereof, said note being payable to FIRST CITIZENS NATIONAL BANK, said obligation being payable as set forth in the deed of trust aforesaid, which was recorded in the Register's Office for Obion County, Tennessee, in Trust Book 73-B, page 697, which reference is here made; and,
WHEREAS, FIRST CITIZENS NATIONAL BANK, is now the owner and holder of the note aforesaid, secured by the deed of trust aforesaid; and,
WHEREAS, default has been made in the payment of said abovementioned indebtedness and FIRST CITIZENS NATIONAL BANK, the holder of said note has declared the entire amount due and payable as provided for in said Note and Deed of Trust, and the undersigned, RALPH HENSON, Trustee in accordance with the terms and conditions of said note and Deed of Trust will sell the hereinafter described real estate at public outcry for cash to the highest and best bidder at the East door of the Courthouse in Obion County, Tennessee on the 17th day of June, 2013 at 10:00 A.M. to-wit:
Situated in the 6th Civil District of Obion County, Tennessee, and being more particularly described as follows:
Being a lot in the town of Troy, beginning at a stake on the inside of the concrete sidewalk at the intersection of U. S. Highway 51 and Mulberry Street, also know as Polk (Obion) Street; runs thence north 82 feet to the southwest corner of lot now owned by Dwight M. Coleman; thence east with the south boundary line of Coleman's lot 143 feet to a stake; thence South about 82 feet to the North margin of Mulberry Street, also known as Polk (Obion) Street; thence west, with the inside of the sidewalk 143 feet to the beginning.
Being assessed as Map 93-J, Group E, Parcel 22.00 in the Tax Assessor's Office for Obion County, Tennessee.
DEED REFERENCE: Deed Book 26-C, page 587 and 28-A, page 307, Register's Office, Obion County, Tennessee.
THIS PROPERTY ALSO KNOWN AS: 126-128 Main Street, Troy, Tennessee.
Said property will be sold free from all equities of redemption, and repurchase and dower and the statutory right of redemption, all of which were specifically waived, but subject to any and all restrictions of record, all unpaid taxes that may be a lien against the property, and subject to any and all other rights or liens having priority over the Trust Deed in accordance with the laws of the United States of America, including but not limited to liens having priority under the United States Bankruptcy code, and the Laws of the State of Tennessee.
THE TRUSTEE RESERVES THE RIGHT TO CONTINUE OR ADJOURN SAID SALE FROM TIME TO TIME, WITHOUT FURTHER PUBLICATION, BY PUBLIC ANNOUNCEMENT AT THE TIME OF SAID SALE.
