NOTICE OF SUBSTITUTE TRUSTEE'S SALE OF REAL ESTATE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust dated December 27, 2010, executed by Christopher S. Lattus, (a/k/a Christopher Shea Lattus), single, in the principal sum of $495,000.00, and securing payment of a Promissory Note of even date in the principal sum of $495,000.00, said Deed of Trust being recorded December 28, 2010 at 2:36 p.m., of record in Record Book 64, Pages 110-115 in the Register's Office of Obion County, Tennessee, and conveying certain property therein described to H. A. Nohsey as trustee on behalf of Jackson Purchase Agricultural Credit Association, n/k/a River Valley AgCredit, ACA, successor by merger, with REBECCA P. Being a 24.139 acre tract of land located on the west side of Jack Douglas Road, Civil District No. 1, Obion County, Tennessee, and being a part of the same property conveyed to Deborah Taylor, as recorded in Deed Book 24-A, page 761 in the Office of the Register of Obion County, Tennessee, and identified as a part of Parcel 2.03, Tax Map 26, and more particularly described as follows:
Beginning at a found cotton picker spindle in the center of the Jack Douglas Road, said spindle being the southeast corner of a tract belonging to William H. Latimer, III (DB 24-P, PG 35) and being the original northeast corner of Taylor.
1. Thence, South 07 degrees 00 minutes 20 seconds West, with the center of said road, for distance of 327.72 feet to a cotton picker spindle set in the center of said road, said spindle being North 07 degrees 00 minutes 20 seconds East a distance of 50.00 feet from a found cotton picker spindle at the northeast corner of a tract belonging to Eric Fishel (DB 24-H, PG 453);
2. Thence, North 88 degrees 02 minutes 28 seconds West, making a new line through Taylor, and passing an iron pin set on line at 25.00 feet, for a total distance of 919.20 feet to a set iron pin;
3. Thence, South 88 degrees 47 minutes 05 seconds West, making a new line through Taylor, for a distance of 458.30 feet to a point, said point being 25 feet north of the northwest corner of Fishel;
4. Thence, South 85 degrees 22 minutes 16 seconds West, making a new line through Taylor, for a distance of 194.21 feet to an iron pin in a north-south fence;
5. Thence, North 81 degrees 21 minutes 43 seconds West, making a new line through Taylor, for a distance of 157.77 feet to a set iron pin, said pin being 3 feet north of a fence;
6. Thence, North 84 degrees 13 minutes 14 seconds West, making a new line through Taylor, and 3 feet north of and parallel to said fence, for a distance of 921.95 feet to a set iron pin in the west line of Taylor, said pin also being in the east line of a tract belonging to Helen Grasfeder (DB 26-D, PG 490);
7. Thence, North 14 degrees 40 minutes 21 seconds East, with the east line of Grasfeder for a distance of 439.33 feet to a found iron pin at the northwest corner of Taylor, said pin also being the southwest corner of Latimer;
8. Thence, South 85 degrees 03 minutes 40 seconds East, with the south line of Latimer, passing a found iron pin on line at 2,556.95 feet, for a total distance of 2,581.95 feet to the point of beginning, and containing 24.139 acres.
-All bearings are based upon True North, as determined by solar observation.
-All set iron pins are 5/8” x 30” rebars with yellow plastic caps marked “R L Nichols RLS 1009.”
